De-winterize

On occasion, an owner (or their Agent) wish to have all mechanical systems brought out of “winterization” mode for whatever reason … usually, to allow all utilities to be turned back on to allow a prospective buyer to perform their due-diligence / home inspection.

Our “De-winterization” process does the following:

  • Check the overall condition of the house to make sure turning the utilities back on is advisable … sometimes vandals, or the previous homeowner have caused the house to not be ready for utilities to be re-activated
  • Turn the water back on @ street level (provided the City/County does not have the meter locked out) and inside the house
  • Turn the gas meter on (provided the gas provider has not locked out the meter) and check the gas appliances to make sure there are no notices from the gas provider.  If everything is in order, test all appliances for functionality and light the pilot lights were applicable
  • Turn the main electrical disconnect on, turn on all breakers and inspect for any obvious issues
  • Turn on HVAC systems to determine if they run, or not

If we determine that some system is not functioning properly, we will have one of our licensed contractors provide a repair bid so that you have this information in hand in advance of a conversation with the prospective buyer.
